What's your Gulf Shores place worth?

Gulf Shores isn't one market. It's four.

A Gulf-front tower, a lagoon cottage, a golf course home and a West Beach bungalow do not price the same way, and an automated estimate averages them together. That's why two neighbors get estimates that are both wrong in opposite directions.

Send me the address. I'll price it against the right comp set and send you what I used, inside 24 hours.

Why the free estimate is wrong here

Because it treats Gulf Shores as one category, and it isn't.

This town has more property variety and a lower entry point than Orange Beach. That's the draw, and it's also what breaks the model. The algorithm pulls whatever closed nearby. Nearby, in Gulf Shores, can mean a three-bedroom Gulf-front unit and a two-bedroom cottage half a mile inland in the same sample.

I price yours against the properties that actually compete with it. That's the whole difference.

Where I work in Gulf Shores

Lighthouse, Phoenix Gulf Shores, Seawind, Crystal Shores West and San Carlos on the condo side. Cottages, bungalows and single-family from West Beach through the lagoon and out to the golf communities.

If yours isn't listed, send it. The list is short because the market is wide.

Questions I get from Gulf Shores owners

My estimate and my neighbor's are way off from each other. Why?

Almost always because the model grabbed the wrong comps. On a street with mixed property types, that happens constantly here. It's the single most common reason a Gulf Shores owner calls me about a number they saw online.

Is a family-sized unit worth more here?

Often, yes. Gulf Shores draws families and regional travelers, so larger multi-bedroom units rent and resell well. That's a real advantage over a studio in the same building, and a model treats it as square footage.

Is now a decent time to sell in Gulf Shores?

That depends on your property type, not on the town. I'll tell you what the comp set for your specific place looks like right now, and if the honest answer is wait, I'll say wait.

I'm on the lagoon, not the Gulf. Does that hurt?

It changes the buyer, not the value. Boat access is worth real money to the right person. It's worth nothing to someone who wants to walk to the sand.
