BEAR POINT · BEAR POINT ESTATES · THE MARINA

What's your Bear Point waterfront worth?

Bear Point is a small market, and that is exactly why the online number is wrong.

Automated estimates need a pile of recent nearby sales to work. Bear Point does not produce one. So the model reaches, pulls comps from properties that have nothing to do with yours, and hands you a number with a straight face.

Send me the address. I'll price it against what actually sold on this water, and tell you how confident I am, inside 24 hours.

Why the free estimate is wrong on the water

Because the water is most of your value, and the model has never seen it.

Depth at your dock. Whether a real boat gets out at low tide. Canal frontage versus open bay. The condition of your seawall. Whether the slip conveys. Whether the lot next door is buildable. Every one of those moves the price more than a bedroom does, and not one of them appears in a tax record.

I'll walk it, or I'll ask you the questions that stand in for walking it. Then I'll price it.

What Bear Point buyers are actually buying

A boat, mostly. Then a house.

That sounds flip, but it's how the pricing works. Bear Point sells to the buyer who wants the working marina, the canal lot, the slip and a golf cart, and who is willing to be ten minutes further from the sand to get it. Price it like a beach house and you'll lose that buyer. Price it like waterfront and you'll find them.

Bear Point Estates, the canal lots, the newer construction and the older bayfront places all sit in different comp sets. I'd pull the right one.

Questions I get from Bear Point owners

There are hardly any sales here. What do you even compare it to?

Fewer comps, further out, and more judgment. That's why the number comes with a confidence range and an explanation instead of a single figure. Anyone who hands you one number for a Bear Point waterfront without caveats is guessing.

Does my boat slip add value on its own?

Yes, and how much depends on whether it conveys, what fits in it, and the depth. Tell me what you can get in and out and I'll tell you what it's worth.

Is canal frontage worth less than open bay?

Not automatically. Protected canal water is worth more to some buyers than an exposed bay view. It comes down to depth, access and how far the run is to open water.

We're thinking about building. Does that change the valuation?

A lot. A buildable waterfront lot and a house on a waterfront lot are two different products with two different buyers. Worth knowing which one you have before you list.
